Modular construction

The construction industry has undergone many developments over the past few decades. Today, we are talking about modular building or prefabricated construction. Modular construction is majorly of two types; modular buildings and mobile offices.

The latter are generally supply buildings that construction companies use to create temporary office spaces. On the other hand, modular buildings are custom-built according to the user’s preferences. We’ll discuss these types of buildings below.

Modular Buildings: A Popular Type of Modular Building

Modular buildings are made in a specialized, factory-controlled environment using the same materials that are utilized for traditional buildings. Next, the floor plan is broken up into different modules. The size of each module usually ranges in size from 10-18 feet in width and 36-76 feet in length.

Modular buildings are widely applicable. They are used for daycare centers, dormitories, and schools. Indeed, modular education buildings are becoming popular these days because of their cost advantage. Modular construction is also utilized for office buildings, health care facilities, and clubhouses.

Nearly all modular construction is done at the factory. Each module is constructed with walls and ceilings. Also, they are fitted with wiring and carpets. A seamless structure is obtained after the assembly of the building modules when they get to the site.

Modular Construction Design Constraints

Modular construction has many benefits but it still has some design constraints. Since the building is transported by road, module height becomes a major constraint. Generally, modular buildings have a height of about 8 feet unlike traditional construction, which can have up to a height of 9 or 10 feet. It’s difficult to choose modular buildings where height is an essential factor, for example, in the case of warehouses or arenas.

Modular Construction Finishes

Modular construction

There is an array of finishes to choose from for a prefabricated building exterior, including steel, brick, and wood. You can customize the exteriors using multiple doors, windows, and various roof treatments. There’s a recent trend where more permanent modular buildings require more on-site construction.

Final Words

Construction doesn’t have the same old-fashioned way of bricks and motors. Modular construction is a new and more effective way of saving cost and time in construction. This technology is applicable widely. It’s used for schools, healthcare centers, etc.

The only problem with the modular building is the height constraint. That happens because the modules are constructed at the factory and shipped on the road. It’s difficult to use these modules for structures like warehouses. However, this technology is great and we must embrace it whenever possible.  For more information visit our Website.
